From free inspection to final walkthrough — here's exactly what happens when you hire us. Five steps. No guessing about what comes next.

How We Work

Simple, transparent, stress-free

We take the complexity out of roofing. From your first call to the final cleanup, here is how we make it easy.

Free inspection — 30–45 minutes on site

We walk the roof, photograph the attic, gutters, and every problem area. Measurements taken on site. You get a written summary of findings within 24 hours.

No obligation. The inspection is free whether you hire us or not. We photograph everything so you can see exactly what we saw.

Written estimate within 48 hours

Line-item estimate: materials by type and quantity, labor, permit fees, disposal, accessories (ice-and-water shield, ridge caps, drip edge), and warranty terms. Plain language — if you have a question about a line item, ask and we'll explain it.

We don't use the estimate as a sales document. It's a specific scope of work with specific numbers.

Scheduling and permitting

We pull the building permit from your city or county. You don't have to track it down — we handle the application and confirmation. Typical residential lead time is 2–4 weeks from signed contract.

We'll confirm a specific installation window before materials are ordered.

Installation — 1–4 days depending on materials

A standard asphalt residential roof typically takes 1–2 days. Metal or premium materials (slate, cedar) typically run 2–4 days. An on-site foreman is on the job from start to finish. Cleanup happens at the end of every day.

We don't start a job we can't finish within the scheduled window. If weather forces a delay, we call you the same day and reschedule.

Final walkthrough and warranty

We walk the roof with you when the job is done. We point out what we installed, where the critical details are (valleys, flashings, ridge, penetrations), and what the manufacturer warranty covers versus our workmanship warranty.

Written workmanship warranty and manufacturer material warranty are issued at final walkthrough — on paper, not just a verbal commitment.

Scope of Work

What's included vs. not included

We put this in writing before every job. Here is the standard scope — anything outside it gets a separate line item or a change order before work begins.

Included in every quote

  • Building permit (pulled by Silver Loon Roofing)
  • Full tear-off and disposal of existing materials
  • Materials: shingles or panels, underlayment, ice-and-water shield, drip edge
  • Labor — installation by insured subcontractor crew
  • Ridge cap and all standard accessories
  • Daily site cleanup — end of every work day
  • Final walkthrough with homeowner
  • Written workmanship warranty
  • Manufacturer material warranty registration

Not included — separate quote or change order

  • Interior repairs (drywall, insulation, ceiling) — contact a general contractor
  • Gutter replacement or cleaning — separate quote available on request
  • Structural repairs discovered mid-install (rotten rafters, failed decking) — change order required before work continues
  • Chimney rebuilding or masonry repairs — subcontracted separately
  • Skylight installation or replacement — separate line item if not in original scope

If we find structural damage, rotten decking, or other hidden conditions mid-install, we stop and call you before continuing. No change order ships without your written or verbal approval.
